IWI acquire Confederation House Waterford Business Park for €1.45m

IWI have recently acquired Confederation House Waterford for €1.45m in an open bid public process from Nama. Mr Richard Coffey Managing Partner (IWI) said “he was delighted to acquire such a high profile investment in Waterford as it added significant value to an existing property portfolio”. The selling agents acting for recievers Luby McStay in Dublin was Mr Des Purcell Purcell Properties in Waterford city.

The property has a high profile location is within Waterford Business Park, which is adjacent to the Waterford IDA Industrial Estate, and is in a pivotal location in terms of office industrial and manufacturing in Waterford.

Located just off the outer ring road, the location enjoys easy access to all major route routes including the N25 Waterford to Cork Road, and with easy access to the M9 Waterford to Dublin motorway and Rosslare Road via the new Waterford Bypass and N25 Southlink Bridge

The property 36,444 sq ft comes with 78 car spaces is in a configuration of two blocks with four floors of office space in each block connected by a central circulation core with passenger lift and stairwell

Mr Coffey added that he was pleased to add it to what was a fast-growing multi million-investment property portfolio. IWI have secured a range of investments let to multi-nationals and Government agencies, such as McDonalds in Charlestown Dublin, Deloitte HQ in Lapps Quay Cork, Tesco Express Talbot Street Dublin. It also acquired Block D Bray Civic Centre in another off-market c €10m-plus deal, with private investment banking and private equity group Evans Randal.
